The Biggest Mistakes A Realtor Can Make When Investing in Real Estate (And How to Avoid Them!)

Our friend—let’s call her Sarah—was a powerhouse woman Realtor. She knew the market inside and out, closed deals effortlessly, and helped countless clients find their dream homes. But when she decided to start investing in real estate for herself, she lost money—a lot of money.

And it wasn’t because she didn’t understand real estate. It was because she made the same mistake so many women Realtors make when they step into investing.

We don’t want that to happen to you. So today, we’re breaking down the biggest mistakes women Realtors make when stepping into investing and how you can avoid them to start building wealth right away!

Mistake #1: Thinking Like a Realtor Instead of an Investor

What does that mean?

Sarah’s first big mistake was approaching real estate investing the way she approached selling homes. As a Realtor, she was trained to focus on curb appeal, comps, and resale value. But as an investor, those things don’t matter if the numbers don’t work.

If you’re thinking about investing, stop worrying about how pretty a property looks and start focusing on the numbers. If the deal doesn’t cash flow, it’s not a good investment—no matter how charming the front porch is.

Mistake #2: Overanalyzing & Getting Stuck in Analysis Paralysis

This one hit hard for Sarah. She was the queen of overanalysis, with spreadsheets for everything (hello, Excel lovers!), but for the longest time, she had zero properties in her portfolio.

The problem? She kept waiting for the perfect deal. But here’s the truth: there is no such thing.

Women Realtors are so good at research that sometimes we get stuck in analysis paralysis. If you want to invest, don’t overanalyze. Know what you’re looking for, set your investment criteria, and when a property meets your numbers—pull the trigger and make an offer!

Mistake #3: Relying Too Much on Market Appreciation

A common saying among Realtors is, “Real estate always appreciates.” But guess what? It doesn’t always appreciate when you need it to.

Sarah made the mistake of buying in a hot market, banking on future appreciation. When the market shifted, she was stuck with a property that didn’t cash flow.

Smart investors don’t gamble on appreciation. They buy for cash flow first. If the numbers work today, you’re protected no matter what happens in the market. A strong, cash-producing property is the greatest protection you have in a rocky economy. If appreciation happens over time, that’s just icing on the cake!

Mistake #4: Trying to Do It All Alone

Investing in real estate doesn’t mean you have to go solo. One of the biggest mistakes you can make is thinking you have to do everything yourself.

There are so many creative financing options available, like seller financing, private money, and partnerships. In fact, one of our best deals was a partnership with a small group of six investors. We pooled our money together to buy a property, and it worked out amazingly!

Real estate investing is a team sport. Find the right partners, leverage other people’s knowledge and resources, and don’t be afraid to collaborate.
