The Essential Language of Investors: Cash on Cash Return

Realtors, let’s get straight to it: if you’re leading conversations with investors by only talking about price and appreciation, you’re missing the mark. The number investors actually care about is cash on cash return. If you’re not totally sure what that means yet, don’t worry — you’re not alone. But here’s the truth: without understanding cash-on-cash return, you’re likely missing out on deals and missing opportunities to build your own wealth.

Today, we’re breaking it all down, so you can confidently work with investors and start spotting amazing deals for yourself. Maybe you’ve avoided working with investors because you didn’t feel confident speaking their language — this post is for you. And spoiler alert: by the end, you might just realize you should be investing, too.

Here’s the thing: most investors don’t care as much about a property’s price or even the cap rate. What they really want to know is how much money their money is making them.

Enter: cash on cash return.

When you know how to explain this concept clearly, you instantly become more valuable as an agent. Even better? You’ll start seeing potential deals for yourself. And that’s where things get really exciting.

So, What Is Cash on Cash Return?

It’s simpler than it sounds. Cash-on-cash return tells an investor how much return they’re making on the actual cash they put into a deal — not the total property price. Let’s break it down with an easy example.

Let’s say you put $100,000 cash into a property. At the end of the year, the property generates $10,000 in net income (a.k.a. profit or cash flow). That’s a 10% cash on cash return.

Simple math:
$10,000 ÷ $100,000 = 10%

Cash on Cash Return Using Debt Leverage

Now, let’s add some complexity.

Let’s say your client is looking at a $400,000 duplex. They put 25% down, which is $100,000. After mortgage payments and expenses, they’re making $8,000 per year in cash flow.

That’s: $8,000 ÷ $100,000 = 8% cash-on-cash return

Now, let’s say instead of using financing, they paid all cash — the full $400,000 up front.

They’re still earning $8,000 in annual cash flow, but now the math is: $8,000 ÷ $400,000 = 2% cash-on-cash return

That 8% versus 2% difference is exactly why leverage can be so powerful in real estate investing.

Leverage — when used correctly — can create significantly better returns. Understanding this is key to finding great investment opportunities.

So now that you get cash-on-cash return, and you’re running numbers for your investor clients, here’s the question:

Why aren’t you looking for deals for yourself?

The best agents who work with investors are often investors themselves. Because when you invest, you understand deals on a completely different level. Plus, you’re building long-term wealth and financial freedom in the process.

Realtor Turned Investor

10 years from now, do you really want to still be relying only on commission income? Or do you want to have assets that generate passive income while you sleep?

Next time you’re analyzing an investment property for a client, pause and ask yourself:
Should this be my deal?

Here’s the truth: if you’re already in the trenches finding, analyzing, and selling investment properties for others, you’re closer than you think to becoming an investor yourself. You have access, knowledge, and deal flow — three things most beginner investors are desperate for. What you might be missing is simply the confidence to take that first step.

You don’t need to wait until you have hundreds of thousands in the bank. Start small. Partner with someone you trust. House hack. Look into creative financing. The point is, start building the kind of wealth you’re helping others create. Imagine walking through a property tour not just as an agent trying to make a sale, but as a potential owner running the numbers for your own future. Game changer.

Every investment you help close is a reminder of what’s possible for you, too. You know how to spot good deals. You know what makes a smart investment. You’ve done it for your clients over and over again.

Now it’s your turn.

So here’s your encouragement: don’t just talk the talk — start walking it. You have what it takes to become an investor. And the best time to start? Is now.
